1. Arrival / Departure

Arrival from 14:00 until no later than 22:00. Departure by 10:00 on departure day. Departure more than 30 minutes late is charged as an extra night. Other times may be agreed individually. If the guest does not arrive by 24:00, the contract is terminated after 48 hours without notice and the landlord may re‑rent. No refund for early departure.

2. Special Requests and Agreements

Special requests are possible but require written confirmation. Pets are not allowed unless expressly approved by the landlord.

3. Payment

The contract becomes valid when the deposit (20%) is received within 7 days. The balance is due 30 days before arrival. If deadlines are missed, the landlord may withdraw and re‑rent. Utilities for water, parking, waste, pool, barbecue and air conditioning are not charged. No security deposit is collected.

4. Cancellation

Cancellation must be in writing. 60–30 days before arrival: 20% of total price 30–15 days: 50% 14–8 days: 80% Less than 8 days: 100% Already paid amounts are credited. A replacement guest may be nominated with written notice.

5. Guest Obligations

The guest shall treat the property, inventory and outdoor areas with care. Defects must be reported immediately. Complaints not reported immediately are excluded. On departure, remove personal items, dispose of waste, wash dishes, and leave the property broom‑clean. The house rules are part of these GTC, especially pool, parking and WiFi rules.

6. Data Protection

Guest data may be stored, modified or deleted and will be treated confidentially.

7. Liability

The landlord is not liable for force majeure, local power/water outages, storms, official orders, or construction. No liability for leisure equipment, pool or barbecue. Parents are responsible for minors. Visitors/additional guests are not permitted. The landlord is not liable for personal items or damage by deliberate misuse. 8. Final Provisions

Photos/texts are for descriptive purposes; 100% accuracy not guaranteed. Changes in equipment may occur if equivalent. Invalid provisions do not affect the rest. Invalid provisions will be replaced by valid ones in line with intent. Croatian law applies. Place of jurisdiction and performance is the landlord’s residence in Croatia.
